The location, the size of the room, the friendliness of the cleaning staff
Chaotic when checking in (got a room where others were staying already; the unwillingness of a receptionist to follow a few requests made months before the check in), the thinness of the walls (could hear the neighbours snoring; at 0500 in the morning the lady next door started talking and it was very hearable)
