Positive nice central location, close to railway and S-Bahn, as well as downtown Munich; fairly basic room, but nice bathroom, overall clean, and I felt safe in the hotel. Very adequate for an overnight stay and I got it at a good price Negative the neighborhood is a bit sketchy for a solo female traveller, but I did not experience any problems, and did not feel really unsafe, even after dark, walking by myself from the hotel to Marienplatz and back at night.
